In this video, I'm going to share the simple, easy-to-use calculators on my mortgage app that I offer for all of my home buyer clients. We'll crunch the numbers and show you how to figure out exactly what you can afford.

Figuring Out Your Budget

If you own a home already, crunching the numbers is a great way to see if refinancing, lowering your payment, and tapping into some of that great equity increase over the last couple of years will work for you. If you're a first-time homebuyer or you’re trying to buy another property, this calculator can help you understand how much house you can afford.

I've built this app and calculator over the course of the last 10 years. Whether they’re buying or refinancing a home, we found that the most important thing for our clients is our affordability calculator. For those trying to figure out if buying a house is even in the cards for them, our affordability calculator can help.

How It Works

To use our affordability calculator, you simply add in income information, your price point, and mortgage rates. We also have a rate widget in our calculator suite that shows you exactly what’s going on in the broad base rate market, where all banks base their mortgage rates. These rates go up and down and ebb and flow, just like your 401k.

You'll be able to put in some really good assumptions with this affordability calculator. It spits out a basic price point of what you could qualify for when buying a home. From there, you can do your paperwork, get your pre-approval squared away, and we'll officially give you a price point that you can afford with a monthly payment that you’re comfortable with.

Figuring Out Your Mortgage Payment

Once you start shopping for a home, we provide all of our clients with a mortgage payment calculator.  are for all of our clients. When you're in the field shopping for a house and find your dream home, you'll want to know whether you can afford the property.

The answer will be based on what the listing price is, what we budgeted for your downpayment, the current interest rates in the market, the taxes and insurance, and a possible HOA. The mortgage payment calculator is designed for those people that see a property and want to know if they should place an offer.

The Refinance Calculator

Another calculator we offer to our clients is our refinance calculator. This is for our clients that are already homeowners and have equity built up in their homes. We can also get you a free mortgage report that will tell you the equity that’s built up in your house over the last couple of years. You can then see how you can easily extract that equity for a new investment.

To use the refinance calculator, you put in the value of your property, how much you owe, and what you’re thinking about pulling out. It will give you a forecast of what your new housing payment would look like. Depending on how much equity you have built in your house, one of the key factors when using the refinance calculator is that you should go up to about an 80% loan to value when you pull money out. It’s always a best practice, even though you can potentially get 100% of your home value.

If you do a VA loan, this number should be even higher. It's the same with a line of credit or something similar; my personal feeling is to leave a little bit of extra equity or value in your property. If you don't fully tap into that value, you'll have some money in the event of an emergency. Additionally, if you have to liquidate, at least you know you’re going to have some proceeds coming your way.
